Where the numbers on BienCheck actually come from

Everything you see on BienCheck comes from official French public datasets. Here's the full list, with direct links.

DVF (Etalab geo-dvf)

Official French property-sales database (notarial deeds). We pull the per-commune CSV files Etalab publishes on data.gouv.fr.

Géorisques (BRGM, MTE)

Flooding, clay shrink-swell, seismic, radon, industrial sites, underground cavities, plus the commune's natural-disaster (CatNat) order history.

ADEME — EPC/DPE

National database of energy performance certificates. We use it for the local EPC mix and energy-bill order of magnitude.

PLU / GPU (IGN)

Géoportail de l'Urbanisme: the plot's official zoning (U, AU, A, N) and building rules. Used to spot land potential or restrictions to confirm at the town hall.

OpenStreetMap

Daily life around the property (schools, shops, pharmacies, transport, parks) and nearby noise sources (motorway, railway, industrial zone).

BAN — National Address Database

Address geocoding and normalisation (IGN). Used to attach each property to the right INSEE commune.

INSEE

Official register of towns, departments, regions and populations. The backbone of our local-page network.

Refresh cadence

DVF is published twice a year (April and October). Géorisques updates continuously, hazard by hazard. ADEME publishes new EPCs every month. We reprocess our aggregates in rolling batches to stay aligned.

Traceability

Every page names the source and the year of the data. If a figure looks off, you can trace it back to the original dataset in two clicks.

What we don't use

We don't use listing sites (SeLoger, Leboncoin, etc.). We don't buy third-party non-auditable databases. We don't use any generative model for figures or images: just aggregation.
